GRLA is working with Chacharone Properties to reimagine 165 Cedar Hill Street with a complete exterior recladding and a new elevator and entry addition, bringing a renewed presence and long-term performance to this strategically located Marlborough commercial building. The project modernizes an aging façade while dramatically improving accessibility, curb appeal, and tenant experience.
The design centers on a sleek new entry sequence anchored by a glass-forward vertical circulation core, paired with a fully refreshed exterior envelope. The new façade—shown in the proposed rendering—introduces clean architectural lines, updated materials, and a contemporary color palette that elevates the building’s identity along Cedar Hill. The result is a brighter, more dynamic appearance that aligns with the evolving commercial landscape of the Cedar Hill Road/Forest Street business district.
GRLA’s scope includes comprehensive construction documents for the architectural and structural components, including plans, elevations, details, and schedules for both the addition and the re-clad exterior. The team is coordinating closely with RP Masiello on a design-build MEP/FP approach, integrating their subcontractor documentation into the final permit set. GRLA is also supporting the Town’s review process as needed, ensuring a smooth path through local approvals.
During construction, GRLA will provide construction administration services, including stamped and signed permit documents, submittal review, periodic site visits, and final inspections—helping guide the project from design intent to built reality.
The result: a fully modernized commercial building with a bold new identity, improved accessibility, and a refreshed exterior presence that positions 165 Cedar Hill Road for long-term success in the Marlborough market.
