44 6th Road is a 100,000 SF two-story commercial and industrial concrete block building originally constructed in 1983. GRLA provided comprehensive recommendations to address issues including severe CMU deterioration, multiple sealant and coating failures, window leaks, and aging building assemblies. Additionally, the team developed schematic design concepts focused on enhancing the exterior wall aesthetics at the front of the building, along with improvements to tenant signage to support a refreshed and modernized appearance.

Exterior Wall Repairs and Coating: Replaced deteriorated CMU blocks, fixed failed control joint sealants, and applied new silicate mineral coating
Window and Entrance Upgrades: Updated windows to resolve leakage and energy-efficiency. Redesigned entrance to to look fresh, consistent, and more inviting.
Signage Package: Comprehensive signage package for all tenants to provide a consistent and modern look that complements the building renovations and improves overall wayfinding.
