GRLA is partnering with RP Masiello to bring a state-of-the-art, 40,000 SF core and shell facility to life at 660 Main Street—designed for the next generation of advanced manufacturing. This ground-up, steel-framed building offers 30 feet of clear height, flexible open-span planning, and future-ready infrastructure to support specialized cleanroom environments and high-tech tenants.
A sleek, contemporary exterior pairs micro-ribbed insulated metal panels with warm wood-toned phenolic accents, a glass-forward lobby, and precision-detailed aluminum canopies—an elevated material palette that ties the new building to the existing campus while delivering a fresh architectural presence.
Strategically set along the main campus drive, the design blends performance and curb appeal, providing a standout arrival experience framed by ribbon windows, refined massing, and durable ground-face CMU. From permitting through construction documents, GRLA is guiding the project through Design Review, Planning Board, and Conservation Commission approvals, ensuring a smooth path from concept to construction.
The result: a future-flexible, high-tech shell that positions the site for long-term growth—and creates a strong visual identity for one of Sturbridge’s most active industrial corridors.
