GRLA prepared design and construction documents and oversaw the roof restoration at the Dover-Sherborn Middle School and the Lindquist Commons Building. The existing 78,000 square foot SBS modified bitumen roof system was experiencing deterioration that included blistering, stressed and cracked membrane, wrinkles, and tenting which resulted in areas of wet insulation.

To begin restoring the roofing system, an infrared roof survey identified areas of wet insulation which were removed and replaced with dry materials.  The existing modified bitumen roof membrane was prepared so that it could successfully receive the new fluid applied roof coating system.  The installation of LiquiTec by The Garland Company, a zero VOC, two-component fluid applied roofing restoration system with a 20-year warranty, was placed over the existing roof which cost effectively restored and extended the life of the roof as opposed to a full roof replacement. By restoring the roof, it was also estimated that approximately 60,000 pounds of construction debris will be prevented from entering a landfill.
