Transforming a 12,625 SF Industrial Building into a Modern, High-Performance Workplace

GRLA is partnering with Marguerite Concrete to re-envision their new 12,625 SF facility at 1 Rosenfeld Drive in Hopedale as a dynamic, efficient, and forward-looking headquarters that reflects the company’s identity and growth. The project includes a comprehensive renovation of the existing building with a design approach centered on industrial modern aesthetics, open collaboration, and flexible workspace planning.

The vision emphasizes a clean, contemporary interior with open ceilings, exposed structure, metal and glass elements, and warm wood accents, creating a balance of rugged durability and modern comfort. GRLA is planning for an open-office environment supporting approximately 60 workstations, private offices, multiple conference rooms and huddle spaces, an updated break room, restrooms, storage zones, and a dedicated area for plotters and reference materials. A potential new mezzanine level is also being explored to provide additional meeting and collaboration space.

Exterior enhancements under review include new windows, a refreshed front entry, and opportunities for patio or outdoor gathering areas, all aimed at bringing in more natural light and improving the overall arrival experience. GRLA’s process includes developing multiple conceptual layouts, reviewing options with the client team, refining design direction, and delivering plan alternatives and renderings that clearly communicate design intent.

As the project evolves, GRLA will guide Marguerite Concrete through schematic design, construction documentation, and contractor procurement. Phase 1 services include full existing-conditions documentation, conceptual design, exterior elevation studies, and finish discussions, with structural and MEP/FP scope incorporated as required in later phases. The schedule supports a streamlined, collaborative path from spring design work to fall construction start, aligned with Marguerite Concrete’s operational needs.
